What Membership and Community Fees are associated with The Peninsula?


Club Membership

All homeowners in The Peninsula must also become members of the Peninsula Golf & Country Club.  This is a private club, with membeship restricted to community residents.  You may choose from three membership levels, depending on the club facilities to which you desire access.  Each level requires payment of a membership deposit(a one-time expense, 90% refundable if the member sells their property and leaves the club), and monthly dues.  The following is a brief overview of the membership levels and associated costs:

  • Golf members have access to all club facilities, and play unlimited golf without greens fees.  The membership deposit is $60,000, and current monthly dues are $400.  This membership level will be restricted to 250 members.
  • Sport members have access to all club facilities, and play unlimited golf with greens fees.  The membership deposit is $30,000, and current monthly dues are $200.
  • Social members have access to all club facilities except for the golf course and tennis center.  The membership deposit is $7,500, and current monthly dues are $150.

A member may join at one level and upgrade to a higher level at a later date by paying the difference in the membership deposit already paid and the current membership deposit at the new level.  From time to time, the club has also offered opportunities for purchasers to pay membership deposits at the sport and golf levels over time.  Before purchasing property, it is recommended that you speak with the club's membership director for full details.

Homeowners' Association

Every homeowner in The Peninsula is also a member of the Peninsula Homeowners' Association (HOA).  The HOA provides security (24/7); operation and maintenance of the bay beach, fishing pier, trails & roads; show removal; trash collection; lawn and landscaping care; Verizon FIOS high speed internet service and TV programming.  These services are all included as part of the HOA fee.  The fee varies by the type of property:

  • Villas, townhomes, single-family homes - $340 per month
  • Windswept & Eighteeenth on the Bay Condominiums - $321 per month
  • Single-Family custom home-sites prior to completion of home construction - $250 per month (no Verizon services are provided or billed until home is completed)

Condominium Association

Many homes in The Peninsula owned as condominiums, with only the single-family homes on separately subdivided home-sites (such as in Lakeside and Marina Bay) excluded.  The condominium fees cover mainly insurance for townhomes and villas, and cover insurance and building maintenance in the apartment-style condos of Windswept and Eighteenth on the Bay.  Fees vary by neighborhood and home type/size:

  • Villas & townhomes in Conservancy and Veranda neighborhoods - $775 per year ($64.58 per month)
  • Villas in The Mooring neighborhood - $1,056 per year ($88 per month)
  • Townhomes in the Marina Bay neighborhood - $1,000 per year ($83.33 per month)
  • Condominiums in Windswept - $190 to $385 per month, depending on the specific floor plan
  • Condominiums in Eighteenth on the Bay - $199.67 to $321.67 per month depending on the specific floor plan
